A Minimalist Home Renovation of a Century-Old Family Duplex
Nestled within the historic neighborhood of Tribeca, a pre-war building held untapped potential. For one family, this wasn’t just a minimalist home renovation; it was an opportunity to create a home that truly reflected their evolving needs. The journey began with a vision: to seamlessly blend the building’s original character with contemporary living.
The centerpiece of this transformation? A striking staircase that not only connected the two floors but also served as a symbol of the new chapter unfolding within these historic walls.
- Where: Tribeca, New York City
- Primary renovation: Combining two floors of a pre-war condo (1700 sq ft each) into a single 3400 sq ft duplex.
- Homeowner’s quote: “The placement and design of the stairs took some time to engineer. Although the footprint is large, we love the stairs—they’re a functional art piece. We also appreciate that the location of the stairs opened up the natural light of the windows between the two floors.”

From Tribeca duplex to dream home: a minimalist marvel
A stunning condo minimalist renovation seamlessly blends modern living with the rich history of a 1890s building. This family’s journey serves as an inspiring testament to thoughtful design, perseverance, and the power of creating a space that reflects their life’s journey.
The living space showcases a modular wall system that effortlessly conceals a piano, TV, and books, maximizing space and maintaining a clean, minimalist aesthetic.
A growing family, a growing need for space
Having called their fifth-floor apartment home for years, this family with three growing kids faced a common dilemma during the COVID-19 pandemic: stay in the city they loved or seek more space in the suburbs.
Their hearts were tied to their Tribeca neighborhood, but their apartment felt increasingly cramped. The answer came in the form of an opportunity—a chance to purchase the floor below and combine the two units.
This wasn’t the family’s first rodeo when it came to renovations. Having learned valuable lessons from their previous project, they knew the importance of meticulous planning. Their biggest concern this time around was the sheer scale of the undertaking. Combining two floors into a cohesive living space, while managing the mental and financial demands, was a daunting prospect.

But they also cherished the unique character of the historic building – the exposed brick walls, the high ceilings with their original beams, and even the vintage refrigerated doors. Their vision was to create a modern haven that paid homage to the building’s rich history.
The placement and design of the staircase proved to be a masterpiece of engineering. The family knew they wanted a statement piece, a sculptural element that would tie the two floors together. The final result is a marvel of functionality and aesthetics, allowing natural light to cascade through the windows and bathe the entire space in a warm glow.
“Although the footprint is large, we love the stairs—they’re a functional art piece. We also appreciate that the location of the stairs opened up the natural light of the windows between the two floors,” added by the homeowner.
The homeowners also prioritized a well-equipped bar and ample storage solutions. But they didn’t want these elements to dominate the visual landscape. The final design incorporates a discreet yet highly functional bar area and a storage wall that offers hidden compartments without compromising the clean lines of the space.

As with any renovation project, especially one involving a historic building, there were surprises along the way. Unforeseen delays due to permitting, supply chain issues, and construction hiccups tested the homeowners’ patience. The old building also presented its own challenges, with hidden nooks and crannies that required creative solutions. “Given the building is over a century old, it was hard to plan around every crevice and corner.”
In a delightful twist of fate, the team even discovered an old window tucked away behind a wall – a charming reminder of the building’s rich past.
The value of planning a minimalist home renovation
Despite the challenges, the family emerged victorious, with a home that perfectly reflected their needs and aesthetic preferences. Their biggest takeaway for future renovators? Plan meticulously. “Plan for as much as you can think about in the bid set – read and absorb the architect’s plans.”
Absorb the architect’s plans, ask questions, and envision the final product. While changes are inevitable, a strong foundation in planning can help minimize surprises and ensure a smoother renovation journey.
This condo renovation is a testament to the transformative power of thoughtful design. It’s a story of honoring the architecture of the past while creating a space that perfectly suits the present. With its clean lines, modular furniture, and clever use of storage, this minimalist marvel offers a wealth of inspiration for anyone looking to create a functional and beautiful home.

Frequently asked questions
A modular wall system is a set of built-in panels and components that can be configured to house everyday functions like media, shelving, and closed storage. It helps maintain a clean look by keeping items like a TV, books, or even a piano tucked away when not in use.
A pre-war building is a residential or mixed-use building constructed before World War II, often known for details like high ceilings, exposed beams, and masonry elements. It can offer unique character to design around while you update the home for contemporary living.
You should consider how the new layout will function day to day, including how you will connect the floors with stairs while keeping natural light moving through the space. You should also consider planning details early with your architect and contractor so key elements like storage walls or built-in features fit the overall minimalist vision.
A good built-in storage for a minimalist look is a full-height storage wall with discreet doors and hidden compartments that keep necessities out of sight. It supports clean lines and flexibility by making room for features like a bar area or concealed media without visually cluttering the space.
