Brief description

We are estimated to close around the end of August or early September. The electric is dated and we are moving in with a child so need to convert to a 2bd and update the rest.

Thanks so much for getting back to us! So what we sent you was the "wish list" if money really wasn't an issue. Unfortunately it is. So lets break it down and give you a better idea of what we need and then what we would love to have.

We are moving into this apartment with a 3yr old and a baby on the way so we need to get things done that we cant really do with kids living in there.

Our musts: (Priority 1)
1A: Our inspector said the electric isn't up to handle current needs so we would need to "add" electric and he mentioned this required opening one of the walls in the bedroom.
1B: The apartment is currently configured as a 1bd and we need a room for the kids so putting a wall up is also necessary to move in.
1C: The floors need to be refinished or replaced. If we were to replace, we thought of doing a luxury vinyl on top of the hardwood to save $$$
1D: The apartment needs to be painted.

Our wants: (Priority 2)
2A: Update our bathroom. We would like to a standard upgrade. Subway tile for shower and replace vanity/sink and toilet and mirror/medicine cabinet. We will work to find these at a reasonable price.
2B: Update Kitchen. The current appliances are brand new so no need to replace. It would be cabinet and counter replacement and adding an island with storage. (we thought we could do Ikea here)
2C: Closet updates: bump out master to create a small walk in and take out small closet by front door to create a foyer area.

We will do our due diligence to purchase all materials needed but it will still come out of our bottom dollar so once we discuss what the contractor what costs we are looking at, we can go forward with budgeting ourselves on the materials.

We need to offer more electric and more outlets throughout the unit
Floors:

Full update bathroom including electric and fan.

This was our first renovation, in our first home and it couldn't have gone better! Paul and his team were professional and quick. We had 6 weeks to finish the whole apartment before we ended up without a roof over our head and Paul ensured this was done without affecting the work. As all renos, we hit some hiccups when opening walls but Paul and his team were quick with answers and solutions that didn't break our already tight budget. He recommended great and professional suppliers when it came time to choosing our counter tops, doors, etc. We are so very happy with our new home and would definitely use them again for a home reno and recommend them. They will do everything in their power to give you what you want while also recommending things you may not have thought of. First reno = success!!
