The early stages of a Brownstone gut renovation

This week we have a first look at a renovation project by Sweeten member Alan Michael Carpentry. The team at AMC began construction on this 1000 sqft, first floor gut renovation in August, and now, about 4 months later, the project is nearing completion. The Ditmas Park Brownstone home has been in this client’s family for many generations, but this renovation will be its first update in 40 years. The homeowners’ dream was for a more open floor plan and modern finishes; they wanted a space that would be practical for everyday living as well as occasional entertaining.

We had great timing on our demolition visit, walking in to find the unique sight of a fully-exposed bathroom!

The old hardwoods were being torn out to be replaced with new 4″ white oak boards.

Here’s where we left them in August –a lot was still left left to the imagination. Along with building the new layout, the project would include asbestos abatement, as well as all new mechanical, plumbing and electrical systems.

On our recent return, we found the new scheme coming together beautifully! Looking into the main living space, we can see the new built-in media center is almost finished. For the entertainment space, AMC wired up a built-in stereo system and recessed LED & halogen lighting which, in addition to the new HVAC elements, are concealed within a soffited ceiling.

All of the elements for the recessed lighting were sourced online from Y Lighting. The media space also features light grey walls in alabone by Benjamin Moore.

The new kitchen is coming together nicely as well. The homeowners selected white cabinets from ikea’s Ramsjo series which will pair with white countertops by Caeserstone.

AMC also installed Ramjo series cabinets in the dining area, mixing the regular panel style with glass panels to create a built-in buffet. A reclaimed bronze chandelier was rewired and installed above the family’s future dining table.

Here one of AMC’s crew members is starting work on the stair rail; the balusters, handrail & newel posts will be completely repaired and refinished, along with the stair treads & risers.

Alan told us that the next item on their agenda would be installing the new custom-built, solid oak front door. We can’t wait to see all the details of this completed renovation in the coming weeks!
